About Lily Shen

I am Lily Shen, Associate Professor of Finance in the Department of Finance at the Wilbur O. and Ann Powers College of Business, Clemson University.

Research

I study how information moves real estate and mortgage markets. Much of my recent work uses machine learning and large language models as measurement tools: turning listing remarks, securitization contracts, and other unstructured text into measures that can be checked and reproduced, then asking what those measures reveal about prices, liquidity, risk, and the intermediaries who connect buyers, sellers, and lenders. Other work covers mortgage default, tenant rights and rent affordability, and the economics of real estate agents. The complete list, with abstracts, DOIs, and BibTeX, is on the papers page.

My articles have appeared in Management Science, the Journal of Financial and Quantitative Analysis, the Journal of Urban Economics, the Journal of Regional Science, the Journal of Real Estate Finance and Economics, the Journal of Real Estate Research, and the Journal of Housing Research. The work has been covered by The Economist, The Washington Post, the Federal Reserve Bank of Atlanta's Policy Hub, South Carolina Public Radio, and others.

Teaching and textbooks

I teach AI in Finance, Real Estate Principles, Real Estate Finance, and Contemporary Issues in Real Estate Markets at Clemson. I am a coauthor of Commercial Real Estate Analysis for Investment, Finance and Development (4th edition, with David Geltner, Norman Miller, Alex van de Minne, Piet Eichholtz, and Thies Lindenthal; Routledge, 2026), where I was responsible for the chapters on mortgages and the secondary mortgage market, and of Real Estate Finance and Investments (with Jeffrey Fisher, Jacob Sagi, and Stephanie Yates; McGraw Hill, 2027 release), for which I wrote the new chapter on artificial intelligence in real estate finance and investment. For both books I wrote the assessment materials for the entire text.
